Everett Condo Siding Replacement With 9 1/4-Inch James HardiePlank

This Everett condo siding project was built around a complete fiber cement replacement system rather than isolated repairs. KV Construction removed the old siding and rebuilt the exterior with HardieWrap, seam tape, HardieFlash around windows and doors, metal window flashing, new Hardie trim, dedicated fixture blocks, Z-flashing, and primed Cedarmill James HardiePlank.

A Wider HardiePlank Profile

The main siding is 9 1/4-inch primed James HardiePlank with a Cedarmill texture. The documented 8-inch reveal creates wide horizontal courses across the exterior. On a multifamily property, consistent siding spacing is especially important because longer wall runs and repeated elevations can make alignment differences much more visible.

HardieWrap and Seam Treatment

HardieWrap paper was installed behind the new siding. Hardie sealing tape was used at the WRB seams to create a more continuous weather-management layer before the finished cladding was installed.

Window and Door Flashing

Four-inch HardieFlash tape was installed around windows and doors. All windows also received 26GA metal head flashing. Additional primed 26GA flashing was incorporated around windows and exterior fixture blocks.

Hardie Trim, Corners, and Fixture Blocks

Primed rustic James Hardie 5/4×4 trim was installed at outside corners, windows, and doors. Primed 26GA W-metal was used at inside corners. Hardie 7×10 blocks were installed for light fixtures, outlets, and water-service penetrations. Primed Z-metal flashing was installed at blocks and windows.

Why This Scope Fits a Multifamily Property

Condo and multifamily siding projects require consistency across larger wall areas and repeated architectural elements. The same siding reveal, trim depth, fixture-block approach, flashing details, and corner treatment need to be repeated accurately throughout the scope.

Outcome and Property Owner Value

The completed scope replaces the aging exterior with a coordinated primed James Hardie system built around an 8-inch lap-siding reveal. For an Everett condo property, the result combines a consistent multifamily appearance with the rain-management details needed for Pacific Northwest conditions.
